Land Clearing Starts for Ville III Residential Across From Ann Mullen School in Gloucester Twp

Construction equipment is on site of a large undeveloped lot across from the Ann Mullen School in Gloucester Township, ahead of development of a 158 unit residential community currently named Ville III.

A few years ago, a single ranch style home which sat in the center of the lot was demolished, and over the last week or so crews have removed the trees which surrounded the area of the previously removed home.

Last week I wrote about early stage plans for another Sicklerville housing developed being proposed for the former Freeway Golf Course property. That project could have as many as 796 units but it has not been presented to a Gloucester Township Board yet, and could possibly be reduced in size.

Ville III – Sicklerville Road

The Ville III project was originally reviewed by the Zoning Board in 2019 for “land use” approval as all townhomes.  The final site plan approval took place last June where the final presented plan was adjusted to be fewer units, with a mix of townhomes and single family homes.

In the approved site plan, the left portion of the property will feature 63 single family dwellings and the right portion will offer 95 townhomes.

Documents provided as part of the approval process showed that the single family homes will be approximately 3400 square feet and the 95 townhomes will be approximately 1800 square feet.  The property will also include ten open space lots which would also support water retention basins.

Each townhome will have their own driveway (and likely a garage). Additionally the site plan shows three additional parking areas of about 30 spots each, accommodate additional resident cars or guests.

The development will be focused on 26 acres of the 34 acre lot which is between Sicklerville Road and the Atlantic City Expressway, and as mentioned… directly across from the Ann Mullen Middle school.

Access to the community will be two entrance roadways connecting to Sicklerville Rd.  One of those roadways will utilize the existing traffic light intersection at Mullen Drive which currently has three roadway connections, and the new community roadway will be the fourth.

Ville III – Cross Keys Experience

While the name of the development LLC heading this the project is called “Ville III”, that likely will not be the final name of the development when marketed for home sales.

In fact this development comes from the same individual who developed the Villages of Cross Keys townhome development, which is about a half mile south on Sicklerville Road.   When that project moved through the approval process back in 2012, it was called Ville II before taking on its marketing name “Villages of Cross Keys”.

At the time the developer of Ville II stated he is very familiar with Gloucester Township’s Cross Keys area, stating he was “instrumental” in the building of several well known commercial properties on Cross Keys Road including Target, Lowers, Walgreens and the Shoppes at Cross Keys.
