810 Billiards & Bowling is coming to Vineland NJ, offering a 16-lane bowling alley, billiards tables, bar and restaurant, arcade, axe throwing and golf simulators!
The location for the under-construction Vineland location is on Delsea Drive next to the Cumberland Mall, and only 1,500 feet from the Route 55 exit… easy access for all 42Freeway fans!
Vineland has not had a bowling alley in town since 2010, when Loyle Lanes was destroyed in a fire.
Currently 810 Billiards & Bowling has seven locations operating in the United States, with several more signings already completed for new locations. Four of the locations are in South Carolina where the brand started, including Myrtle Beach
The company was founded in 2015 and began franchising in 2018.
810 Billiards & Bowling Vineland – Locally Owned
I stopped over at the 810 site today to see that workers were inside the building, and the front doors were wide open.
I think they were more focused on clearing out remnants of the prior businesses that had operated there and likely haven’t fully shifted into construction mode yet.
Most recently the 26,000 square foot building was home to an Avalon Tile location, but old timers like me will remember when this was an American Appliance location. In fact, the Delsea Dr. side of the building still has that signature American Appliance retail store look to it.
Due to upgrades on the roadway though, it appears that the rear side of the building with it’s large parking lot will actually be developed as the main entrance of 810 Billiards & Bowling.
This Vineland location is owned by a local family who also own the successful Brass Tap craft beer bar in Vineland… so the family has experience in operating in the entertainment business category and knows the Vineland customer base.
While I do not have exact artistic renderings of the upcoming Vineland location, the 810 Billiards & Bowling company makes photos available from other locations, which I share here.
I’m expecting big things from the Vineland location though… The 810 Billiards & Bowling franchise documents puts a franchise opening cost at a high-end of $3 million, and Vineland City documents state the total cost for the Vineland location at $3.5 million.
Although that opening cost for Vineland includes the $830,000 property purchase cost, which is likely not factored into the franchise start-up estimates.
All that being said, almost $2 million is being attributed to the fit-out and renovation of the Vineland property!
Mixed Use Entertainment Facilities – A Growing Trend
While the name puts “billiards” first… clearly the most significant aspect of this space is the bowling lanes, of which this Vineland location will have 16 lanes.
This is a newer trend in the bowling industry, as most of us are familiar with the mega-size bowling alleys such as Westbrook in Brooklawn, which has 72 lanes.
The smaller lane size allows a newer establishment to reduce startup cost associated with the bowling lanes, while also leaving extra room for a variety of other fun experiences such as the arcade, billiard area and axe throwing.
Overall this type of entertainment complex is not entirely new as we’re all familiar with Dave and Buster’s (Blackwood and Philly), and the newer Round One which opened in the Deptford Mall and also includes a small bowling alley.
But there’s a growing number of newer players in the arena such as 810 Billiards & Bowling who see the advantages of providing a customer with multiple avenues of entertainment under one roof, while offering a delicious meal and a refreshing drink.
Customers could return to 810 Billiards & Bowling multiple times and have a different experience with each of their visits, from the bowling alley, to shooting pool, throwing axes, and more.
And they’re not all big corporations or franchise companies getting into the game.. fully independent operators are also opening multi-use entertainment facilities.
Two weeks ago I visited an unaffiliated yet similar property in Rio Grande NJ which opened recently. The Cape Square complex blends a small bowling alley set up with a movie theater… and also adds in a beautiful bar and restaurant setup, as well as a fun arcade and outdoor dining area. (Facebook)
And even several of our long-standing area bowling alleys are catching on and adding additional fun things to their large buildings, such as the Bowlero locations in Deptford and Turnersville, and the big event in Cherry Hill… Which have added fun interactive arcade areas to the buildings.

Originally it was stated they were targeting a December 2023 opening and I don’t know if that changed.
