Approved by Monroe Township in 2019, construction vehicles are at the site where a new “Super” Wawa with fuel pumps is to be developed, at the intersection of Glassboro Road (Route 322) and Tuckahoe Road.
The trucks consist of a large backhoe, bulldozer, larger bulldozer like truck, and a smaller “Bobcat”. In the last few days they started efforts to clear the property of trees and vegetation. I would expect them to move on to the two abandoned homes on the property.
It would seem that this marks the start of the construction of a 5,051 sf Wawa convenience store with fuel pumps.
At the same intersection there is currently a legacy style Wawa operating, but this new Super Wawa is being developed on the (currently) wooded lot caddy-corner from the existing Wawa… at the southwest corner of the intersection.
The lot for the new Wawa was originally 9 acres and runs much further west down Rt 322, to the small industrial park. As part of this project the 9 acre lot was split into two lots… a three acre portion at the corner for the Wawa, and then a remaining 6 acre portion further West.
Commentary at the Planning Board hearing in 2019 states that the remaining 6 acres really is not developable as there are wetlands and flood zones through the center of that section.
The 3-acre corner lot for the new Wawa is suitable for development.
Unfortunately I do not have a site plan for this Wawa but I do have descriptive text from the Planning Board meeting minutes. I’m surprised that I never actually wrote about this project when it was going through Monroe Township hearings back in 2019!
Almost 2 miles to the West on Route 322, a Heritage’s Convenience store was recently approved at Fries Mill Road.

Monroe Super Wawa – Rt 322 and Tuckahoe Road
The new Wawa project for Rt 322 and Tuckahoe Road will be developed in a three-acre southwest corner property of the intersection.
There will be access into the Wawa parking lot from both Route 322 and Tuckahoe Rd.
As is the case with all new Wawa developments, there will be a fueling canopy which for this location will house 6 fueling dispensers with 12 fueling positions. The fueling dispensers will support diesel fuel.
The full project will consist of 52 parking stalls with two of them associated with air pumps.
The store will be open 24 hours a day and it is expected to have approximately 40 to 50 employees.
The trash can closure will contain a compactor, cardboard dumpster and a small shed to house maintenance equipment.
Because of adjacent wetlands, the water retention basin is a more advanced design… necessary to meet the requirements of the NJ Department of Environmental protection.
While the Monroe Township Planning Board approved in 2019, Gloucester County records show the project was not approved by the County until August of last year (2023). I am not clear on details of the extra timing but I will say that things likely get more challenging with a project like this when one roadway is managed by the County and the other is managed by the State.
So we know the Wawa has been approved by the Township and also the County… and crews are clearing the property. It seems “all the ducks are in a row” signaling the start of construction… we’ll wait and see!
