A 48,000 square foot multi-building shopping center is being proposed for Woolwich Township, across the street from the new ShopRite supermarket (to the side, across Center Square Road).
The project is being developed by JB Liquors which currently has a location around the corner. It is expected that the liquor store would move into the first building developed in this new center, once developed.
The project has been designed so that it can be developed in multiple phases, but they are looking for approval on for the entire project in this one Joint Land Use approval.
Each phase of development will have the required amount of parking and infrastructure to accompany each individual segment of the development.
Based on the site plan, one of the proposed buildings is clearly a quick service restaurant with a dual-lane drive thru. Other than the liquor store… none of the other businesses have been identified publicly (or may not be signed on at this time).

JB Liquors Shopping Center
As mentioned the JB Liquors Shopping Center is proposed to be developed to the side of the ShopRite. across Center Square Rd.
The site plan for the new shopping center shows one in-and-out entrance in the center of the property, which would line up with the rear entrance of the ShopRite store.
While traffic signals are not called out in the site plan, it does show the traffic lines on Center Square Road being repainted to offer a dedicated left turn lead into the proposed development.
So while it’s planned to be four separate phases of development, to the consumer it seems it will appear as two larger buildings and a third fast food restaurant.
The building on the right side (oriented from driving in) is shown on the site plan as two connected buildings (and phases), with no spacing between them.
That longer “double-connected” building will be around 24,000 sq ft..
At the back of the property is an almost 20,000 square foot building, and again there is a quick-service restaurant proposed as part of the multi-phase project, with a dual lane drive through.
The placement of the buildings is somewhat U-shaped, so as you would expect there is a center parking area which would be shared across the buildings.
But a unique twist to this development that I really haven’t seen much (before?) is there will be an outer perimeter roadway circling the buildings in the center. Along that outside roadway will be additional parking which I assume would be for staff of the businesses to park.
Those back sides of the buildings are labeled as loading areas so its clear the storefront entrances face the center of the “U”.
