A cannabis dispensary is proposed for the former Rite Aid building at the corner of the White Horse Pike and Clementon-Gibbsboro Road in Clementon.
The location is a popular intersection on the White Horse Pike with a Dunkin across the street and a new Popeyes restaurant just a few properties to the west.
UPDATE: There are two dispensaries planned for Clementon on the White Horse Pike. (the other is Rec House). Public notices state both are expected to be heard on October 8th.
The cannabis retail applicant, BB Clementon, Inc., is seeking approval to convert the existing building and parking lot into a Class 5 cannabis retail dispensary. The proposal is scheduled for a hearing before the Borough of Clementon Joint Land Use Board on Thursday, October 8, at 6:30 p.m. The hearing will take place at the Clementon Municipal Building, 101 Gibbsboro Road.
While the application identifies the corporation, I have not found a proposed name for the dispensary itself.
The plan calls for remodeling the former pharmacy for its new retail use. The applicant also proposes updating the existing signage and adding landscaping at the rear of the property.
For drivers familiar with the intersection, the parking lot and its entrances would stay as they are. The application does not propose changing the driveway connections to either the White Horse Pike or Clementon Gibbsboro Road.
The zoning is where the proposal becomes a little more involved. Cannabis retail is allowed in the commercial zone as a conditional use, but the applicant is seeking approval related to the property’s proximity to residential zoning.
Additionally, the rear 50 feet of the property is itself in a residential zone. That area was previously approved for parking, driveways and trash enclosures serving the pharmacy. The dispensary applicant proposes leaving it unchanged, but needs a use variance to continue using that portion of the property for the new retail business. For now, this remains a proposal. The October 8 hearing will give board members a chance to review the plans and residents an opportunity to comment before a decision is made.
As is the case with any public hearing, this publicized meeting date could be changed, postponed, or cancelled up until the last minute.
