Two Warehouse Proposal for Williamstown Totaling 1.6 Million Square Feet; Planning Review Set

A large warehouse project with two buildings totaling approximately 1.6 million square feet has been moving through the Williamstown Monroe Township redevelopment process for several years and is now scheduled for a preliminary major site plan approval hearing on January 8, 2026.

Presented by Hexa Builders of Princeton, the Williamstown (Monroe Township) project is located at 3043 S Black Horse Pike in Williamstown, New Jersey. The full property encompasses approximately 172 acres, with about 99 acres designated for this development effort.

For those familiar with the area, the site is located on Black Horse Pike just past Little Lou’s Pizza and the Star Motel… with the proposed warehouse development on the right-hand side of the roadway (when traveling South), before reaching Jellystone Park at Hospitality Creek.

Across the roadway from this proposed Warehouse project, a 60-acre Copart Auto Auction facility was approved two years ago

For the proposed two warehouse buildings, while the public notice does not specify the individual sizes of the buildings, online marketing materials indicate that Building A will total approximately 522,000 square feet, while Building B is expected to measure about 1,110,000 square feet. The simplified public notice states that the project will include associated automobile and truck parking, loading berths, lighting, driveways, internal circulation, and site management facilities, all in compliance with the Township’s redevelopment plan.

Regarding the redevelopment plan, while the project is consistently described as a warehouse development, the Redevelopment Plan which defines what could be developed at the site, was amended earlier this year to allow for data centers, along with associated redundant power systems and utility-scale on-site electrical generation necessary to support such uses.

The project also received approval from the Pinelands Commission in 2023 as a warehouse development. To be clear, the public notice, the core Monroe Township “Hexa Redevelopment Plan”, and the Pinelands Commission put the focus specifically on warehouse use.

It is also important to note that the application is for preliminary site plan approval. This phase typically seeks municipal agreement on the overall concept and design of a project. As development progresses, adjustments to the site layout are common, particularly once final tenant agreements are in place and specific operational requirements are known.

Previously Planned For Mixed-Use

The property was previously approved for a large mixed-use development that was expected to include 219 single-family homes, 268 townhomes, 100 assisted living units, 70 independent living units, a hotel, a restaurant, and more than 100,000 square feet of commercial space. That project received General Development Plan approval, and marketing materials related to it remain available online, including real estate signage visible in 2019 Google Street View imagery.

That prior mixed-use project ultimately did not move forward.

Today, Hexa Builders is advancing plans for the two-warehouse development on the property. There is additional acreage associated with the overall tract, though it is unclear whether that land is buildable or if there area additional aspects to come at a later date.
