Atco 268,000 SF Warehouse Under Development; 2nd Approved for Movie Property

A 22-acre, previously wooded property at the Route 73 and Route 30 (White Horse Pike) interchange in Atco Waterford Twp has been fully cleared and is now under active development for a 268,000-square-foot warehouse.

During my visit last week, workers were actively on site and appeared to be well into full site preparation, including grading the land for the building foundation and on-site stormwater management features.

A 268,000sf warehouse is under development in Waterford Township, next to the Atco Movie property. The separated highway is Route 73.

Located on two key South Jersey roadways, the project location also has the benefit of being directly across from NJ Transit Atco Train Station, which should be beneficial for workers commuting to their jobs at the warehouse.

This project is part of a larger, nearly 60-acre undeveloped tract that many associate with the former Atco Movie Theater and Drive-In. In reality, the 37-acre movie theater property sits directly adjacent to the current construction site but has also received approval for a warehouse development.

These two lots in Waterford were approved for a warehouse each. The cleared property in the distance is under development. The property in the front is the former Atco Movies lot.

To clarify, both properties were included in a previously approved proposal by Active Acquisitions of Wall, NJ, to develop two warehouses across the full undeveloped “movie theater” acreage within the Haines Boulevard Redevelopment Area:

  • 268,000 SF warehouse – Currently under development
  • 688,000 SF warehouse – Approved and marketed for lease or sale

While the Joint Land Use approvals for both warehouses were secured in 2022, Active Acquisitions did not immediately move forward with construction. A factor in that is likely that he properties are within the Pinelands Commission area, and required extra approvals.

With the two approved warehouses initially marketed for sale or lease… earlier this summer, industrial developer PNK Group (New York) acquired the smaller warehouse parcel and moved quickly, breaking ground on the project in October 2025.

To be clear: the 268,000-square-foot warehouse along Route 73 is currently under construction. The larger 688,000-square-foot warehouse has not seen any significant construction activity and is currently being marketed for lease or sale. Activity on this lot is likely the perimeter access roads.

The NJ Transit Atco station is directly across from the new PKN Group Warehouse.

Haines Boulevard Redevelopment – Atco Movie Properties

The Haines Boulevard Redevelopment Zone in Waterford Township (Atco) was established years ago by Waterford Township to encourage new residential and commercial development on the long-unutilized properties. (2016 PDF)

From the mid-1950s until 1989, the rear portion of this large property was home to the Atco Drive-In Theater where cars would pull into a curved parking lot, facing a large outdoor movie theater screen. Until recently, the outline of the drive-in’s parking area was still visible on Google Maps!

In 1990, the front of the property was developed as the Atco indoor multiplex cinema, one of the earlier large-scale multiplex theaters in South Jersey. That theater operated for 18 years before closing in 2008 and was demolished soon after.

With the property sitting vacant, Waterford Township initiated “redevelopment plan” efforts to create a gameplan for development on the properties in hopes of attracting developers to transform the area into a mixed-use destination featuring housing and retail. Unfortunately, after many years of marketing, no development materialized under the original redevelopment vision—until Active Acquisitions proposed warehouse development for the site.

Some may recognize Active Acquisitions as the same developer currently moving through the approval process in Harrison Township for a large 10-warehouse complex. It does appear that they have fully developed their approved projects but also… it is a common aspect of commercial development to gain approvals for projects (which significantly raises the property value) and then sell the approved project to other developers

Atco Warehouse #1 (PNK Group)

PNK Group is currently developing a 267,389-square-foot warehouse at the intersection of Route 73 and Route 30 (White Horse Pike). The elongated building measures approximately 300 feet wide by 890 feet long and is positioned to run in parallel with Route 73.

While construction is underway, it appears a tenant has not been secured and the building is already being marketed for lease or sale, with an expected availability in the third quarter of 2026.

According to PNK marketing materials and township planning documents, the warehouse will feature:

  • 40-foot clear ceiling height
  • 48 fully equipped loading docks with dock levelers
  • Two drive-in doors with concrete ramps

The site will support parking for 64 trailers and 176 passenger vehicles, with the passenger parking split between the front of the building along White Horse Pike and additional parking at the rear, closer to the NJ Transit station. The surrounding acreage will also include significant stormwater management infrastructure, including six retention ponds identified in marketing materials.

With the Route 73 and 30 (White Horse Pike) in the distance, this property will soon house a 268,000sf warehouse.

Atco Haines Boulevard Warehouse #2

The second, larger warehouse—approved but not currently under development—was designed to include:

  • 129 loading docks
  • 151 trailer parking spaces
  • 394 parking spaces

While there appears to be some minimal activity around the perimeter of the site, there is no indication at this time that construction is imminent. The project remains approved but inactive, and continues to be marketed for lease or sale.
