A large 2.1+ million square foot warehouse project spanning across Harrison/Woolwich Townships along Rt 322 is moving through approvals.

Already approved in Woolwich, the developer still needs to present at the Harrison Twp Joint Land Use Board. The largest portion of this project resides in Woolwich.

UPDATE: The developer does NOT have a meeting date confirmed. The first version of this article listed an early November meeting date. The date was published as a legal notice which is very official, but not all of the pre-meeting aspects have been completed (by the developer)

The development property is located along Rt 322 at the Turnpike ( close to Exit 2), but on the east side of the Turnpike (opposite side of the toll booths).

Four warehouses are moving through the approval process. The 2.1 million sq ft (combined) buildings are proposed for Woolwich and Harrison Twps in New Jersey

Combined across the two townships it is 160 acres of land, currently farmland.

This proposed development consists of four buildings, one of them North of 322, and three of them on the South side.

On the North side up against the Turnpike is an existing NJDOT maintenance yard, which will remain.

The North and South sections of the project will share a new-to-be-developed traffic signaled intersection in the middle of their Rt 322 frontage.

Between the planned new intersection for the project on Rt 322 and the entrance to the NJ Turnpike, it is less than 1/2 a mile in a straight run. Route 295 is just a couple more minutes to the West.

Route 332 as it approaches the New Jersey Turnpike (Exit 2). That farmland is the western edge of the new warehouse project. The complex of buildings on the right is the NJODT facility, which stays. Immediately past that is the turnpike.

From a warehouse perspective, it’s easier to see why this property would be of interest to developers over others being proposed all over South Jersey, as it has almost direct access to one of the most heavily traveled roads in the United States.

A small twist is that two of the buildings will have the town lines splitting through them. The farmland property lines slant off of Rt 322, but the Harrison/Woolwich town line cuts almost vertically through them… and through two of the buildings.

This makes me wonder if an agreement between the police departments will be needed to clarify jurisdiction for the buildings! I can foresee situations when police would be needed and they have to ask “What aisle of the warehouse did the incident take place”!

Second Project Also in Play – Tomlinson Station

There is a second warehouse development being proposed in Harrison Twp, which we presented to readers last month. Two 350,000 sq ft warehouses are proposed to be developed around the corner from this Rt 322 project, at Tomlinson Station Rd and Woodland Rd.

That meeting for the Tomlinson Station Rd project was scheduled for September 15th but did not take place. While still an active project I do not believe the developer has scheduled a new date to present.

Collectively the two projects represent 2.8 million sq ft of proposed new warehouses for the immediate Eastern side of the Turnpike at Rt 322.

WH Development Urban Renewal: Harrison/Woolwich

This Rt 322 project is being proposed by WH Development Urban Renewal, which traces back to Russo Development of Carlstadt New Jersey.

It is common in the development world to encapsulate a new project into it’s own new LLC, which is still controlled by the parent company.

Of the four proposed buildings, two of them are 100% located in Woolwich. The other two are split between Woolwich and Harrison Twps.

Which is probably one of the reasons why developers went to Woolwich first.

To the east of the new Harrison/Woolwich warehouse project proposal on Rt 322, the North Side has Hoffman & Dimuzo offices and then a few other commercial buildings before the Tomlin Station intersection.

Each of the buildings will have a maximum height of 60 feet and a combined 1,385 passenger vehicle parking spaces across all 4 buildings.

The four buildings break out as such:

  • A: North Tract; 963,316 sq ft. Split across Harrison/Woolwich Townships
  • B: South Tract; 639,579 sq ft. Woolwich Township 100%
  • C: South Tract; 312,317 sq ft. Split across Harrison/Woolwich Townships
  • D: South Tract; 266,890 sq ft. Woolwich Township 100%

The applicant is looking for Harrison Twp JLUB to grant any and all site plan approvals, lot subdivision approvals, design waivers, submission waivers, variances, exceptions, interpretations and/or other relief necessary to allow for Applicant’s proposed development of the Property. This includes car parking, tractor trailer parking spaces, landscaping, stormwater management facilities and related site improvements

To the east of the new Harrison/Woolwich warehouse project proposal on Rt 322, the South side at Tomlin Station Rd has the Inspira Urgent Care and a small commercial development.
