The Cross Keys Commons Shopping center in Turnersville NJ has signed on two exciting new tenants; Crumbl Cookies and Kung Fu Tea!
This shopping center is best known locally as the Turnersville Walmart Center… with Walmart on one side of the massive parking lot and the large strip mall of stores on the other side (where Crumbl and Kung Fu Tea will be located)
Crumbl will be developed directly to the right of Hibbets Sports in Suite 190.
Kung Fu Tea will be coming to the left of Dollar tree, in Suite 310.
Just yesterday I wrote about the opening of the Cherry Hill Crumbl and had no idea about a Turnersville location until a loyal reader clued me in this morning (more on that below)
We have reached out to our contacts at the property owner office (Brixmor) regarding additional details and timing of the stores being developed and opened. They have confirmed the two stores are signed, but will be getting back to me regarding timing (if known).
Kung Fu Tea has a “Coming Soon” sign on the front window, so maybe they get rolling first? Who knows.. just a clue!?

Crumbl Cookies is a fast growing and wildly successful cookie bakery which uses a social media, viral-like aspect to drive product awareness and then customers to the store.
In just 5 short years (with a pandemic during two of those years), they grew from a single store at Utah State University selling only chocolate chip cookies, to 450 franchised locations in the USA and 170+ recipes!
They are so prevalent on TikTok and other platforms, that when they open in a new area they are instantly flooded with eager customers wanting to try the cookies!
Case in point, the Cherry Hill location opened yesterday and I was there to post on it late afternoon yesterday. I heard from readers that things got busy last night after the 42Freeway post with a line out the door, and it’s expected that things get crazier today and through the weekend.
The “cookie fervor” continues as each week they make only 6 varieties available which are announced Sunday night. Eager fans wait in anticipation for the announcement, TikTok influencers promote the new cookie recipes, and customers flock to the stores week after week!
So yeah while it’s a small cookie bakery serving just six varieties a week, it should prove to be a big deal for Washington Township and the Cross Keys Commons Shopping Center.
As mentioned the Turnersville Washington Township location will be to the right of Hibbet Sports, across from the Walmart.

Asian Bubble Tea is a hot thing in America right now, and it’s definitely taking over South Jersey! 42Freeway has reported on several locations.
Kung Fu Tea is America’s largest bubble tea brand with over 350 locations.
They were founded in Queens New York back in 2010. They say that as one of America’s original bubble tea companies, they strive to make ever cup of tea the best in the business.
Kung Fu Tea offers a full menu of drink options including Milk Tea, Punch, Milk Cap, Classic, Slush, Milk Strike, and a variety of specials.
If you aren’t familiar with “bubble tea”, I’ve been sharing the following snippet from Allied Market Research :

I don’t have a lot to share on Kung Fu Tea but I will soon be checking out the Glassboro location, and when it gets close to the Turnersville store to open I’ll have a lot more info to share!

42 Freeway Readers Come Through Again!
Yesterday I wrote about the new Crumbl location opening in Cherry Hill.
People were excited to learn the store was opened a day ahead of the formal opening, wanted to read my take on the experience, and then flooded the store with eager customers!
Then this morning I received a message from loyal 42Freeway reader Kevin G.
“Hey, you know that Crumbl is coming to Turnersville too, right? And Kung Fu Tea?”
I replied…. “Ummm… no! Where? Walmart Center?”
So I really had no idea when I woke up that they were coming or that I was going to be writing this story.
So it turns out at the upcoming Kung Fu Tea location they have a “Coming Soon” sign on the window.
Kevin saw the sign on a recent trip to the Shopping Center, and having some personal history himself with the center.. checked out the website.
And that is where he noticed Crumbl was also listed… which triggered him to think “Hmmm I’ll let Mark know about this!”
So yeah.. I’ve published a few stories for the Cross Keys Commons center based on an updated site plan and they’ve all opened. I have reached out to my contacts at Brixmor but at the time of this publication I have not heard back yet.

Cross Keys Commons is a Brixmor property who also own the similarly successful Collegetown Center in Glassboro. Despite a challenging retail market, both properties have seen significant new tenant signings!
