Tractor Supply Proposed for Mantua at Gino’s Driving Range Property

A Tractor Supply retail store and garden center is being proposed for Mantua Township on Route 45. Currently the property is home to Gino’s Driving Range.

A small multi-unit retail building on an adjacent property will remain, but that property will be extended in the rear to be slightly deeper/larger.

Gino’s in Mantua has been operating since 1987 and they are still open today featuring the driving range, miniature golf, and batting cages.

Tractor Supply is a large retail chain of stores which sells products for home improvement, lawn and garden, agriculture, horse, livestock and pet care.

Their customer base typically targets recreational farmers and ranchers, pet owners and land owners.

They also feature tools, decor items and even western wear… so there are aspects of the store which appeal to everyone, and I find Tractor Supply tends to be a store that people like to just stop in and casually browse, even if you don’t own a tractor or a horse!

This Tractor Supply project has been in process for several years and finally on August 20th, a Mantua Township Planning Board hearing is scheduled to review the plans, where the developer hopes to gain approval for the project.

The all new construction building for the Tractor Supply will be 21,930 square feet, which is the exact same building size as a project in Pennsville which was approved but has not started development yet. A West Berlin location for Tractor Supply opened a few years ago and was slightly smaller.

For the new Mantua development at the Gino’s property, the core large open area of the driving range will be utilized by Tractor Supply, who will position the store to the rear of the property. This entire tax lot for the store will be 8.4 acres.

The entrance will be from Route 45, and with the store being developed to the rear of the property a longer onsite driveway will be developed leading back to the parking lot area, which will support 107 parking spaces.

Storm water management will be accounted for at the property, with water retention basins off to the side.

While I don’t have significant experience with Tractor Supply and their site location requirements it does appear that they target busy commercial road corridors whick sit right at the edge of where residential/commercial turns into more rural and farm type properties.

Consider the Cross Keys Road location which beyond the roadway in Winslow becomes more rural. West Berlin on Route 73 has a similar location aspect, as well as the recently approved Pennsville location.

For Route 45 it is a popular commercial corridor, and the location of this site is also right at the transition point from a more dense residential/commercial area, to broad areas of farms and open fields.

Tractor Supply is proposed for Mantua NJ, in an area that transitions from denser residential to rural.

North and East of the lot are significant residential developments through Mantua, West Deptford, Wenonah, Deptford and more. South and West the properties become more rural and open, including numerous farms and larger home lots.

The Planning Board meeting is scheduled for Tuesday August 20th at 7:00 PM in the Mantua Township Municipal Building. The project fits the usage for the lot but there are variance approvals requested related to signage, fencing and buffers.
