Residential developer DR Horton is proposing a 288-unit townhome development for Washington Township along Delsea Drive in the area of Salina Road.
The townhome project will be developed on approximately 38 acres of undeveloped land with the two larger sections situated adjacent to the Big Swing Golf Center.
I have not seen the site plans for this project yet but with the Township Hearing scheduled for Tuesday January 21st I felt it was the better move to share the information of what I know from the public notice.

The hearing which is scheduled for 6:00 PM on Tuesday, is looking for full preliminary and final major subdivision approval and variance relief for the project which consists of 228 units developed as market rate pricing, and 60 units developed as affordable housing.
In the state of New Jersey the Fair Share Housing effort has established requirements of townships to approve certain numbers of affordable housing units, and it is likely that this project helps meet those court mandated requirements.
One variance called out in the public notice is that they want to develop townhome blocks of 10-units, where zoning states 8 attached townhome units is the maximum permitted.

There are three property lots called out in the proposal
A 19 acre lot along Salina Road (between Sollena’s Pizza and Big Swing Golf) offers approximately 500 feet of road frontage for the project, and then extends approximately 1,500 feet to the north… basically all of that open space behind the row of businesses that line Delsea Drive (Service Auto, Sollena’s) to the property line with Big Swing.
The second large plot is 17 acres, located north of the prior mentioned lot. This second lot is more in the middle of a wooded area and connects to the two other project lots.. If you were standing at the Big Swing Golf Range looking out over the driving range field, beyond the far right property line of the driving range field is the 17 acre property for the townhomes.
A third much smaller property of 1.75 acre connects from the above large property over to Delsea Drive… it would seem that it’s core purpose is to allow developers to build a roadway to connect Delsea Drive with the above mentioned 17-acre property.

So again unfortunately I do not have a site plan to show. Washington Township does not make them available online and I would have to stop at the Planning Office on Monday… I chose to share what I know today.
I will also soon have an update on the Delsea Drive rebuild project planned for this area of the roadway, as well as the Sollena’s “Pep’s” Pizza new Shopping Center.
