Starbucks Proposed For Washington Township Five-Points

A new Starbucks coffee shop with drive-thru is being proposed for Washington Township on a cleared lot in the Five-Points intersection commercial area (Delsea Drive).

The project is scheduled for an April 1st Washington Township Planning Board review.

While the hearing notice does not indicate the brand name, we have confirmed that the plans are to develop a Starbucks.

I have not seen the site plans, but at 2,500sf this matches up to a popular Starbucks model used throughout the country… which at 2,500sf is about 40% larger than the popular location in Deptford (near the Mall).

The Five-Points intersection is a popular commuter area where Route 47 (Delsea Drive), Route 41 (Hurffville Road), Egg Harbor Road and Blackwood-Barnsboro Roads intersect.  Thousands of morning commuters travel through this intersection on their way towards the two larger highways route 55 and 42.

The property for the proposed Starbucks is an almost one acre cleared lot which fronts on Delsea Drive.  It is positioned directly behind the Express Mart convenience store (to the East), McDonald’s (to the south), and the closed Exxon (to the north, at the intersection).

The property for Starbucks is basically wrapped in roadway access so it should make it somewhat easy for customers to reach the business from all directions.

As an example, Ronald Lane which passes-by to the immediate south of the property, connects Delsea and Egg Harbor roads directly… connecting at the new Egg Harbor Road traffic signal.

The property was sold in 2024 and recently a small amount of activity has taken place at the site, likely related to initial testing.

For the Planning approval there are several requested variances. Interestingly they are looking to develop MORE parking spaces than required (which is a good thing), adjustments to landscaping requirements and some setback distance aspects.

Lancaster PA new Starbucks at 2,500sf matches the size of proposed Washington Twp NJ location.

After many years of minimal development activity at this highly travelled intersection, recently a new Wawa and Burger King opened on Egg Harbor Road.

A new Dollar General opened close to the intersection just a couple years prior.  And the popular 7 Star Diner continues to be very successful at the intersection.

A Starbucks in Deptford (Rt 41) near the Mall and Route 42 exits has proven to be incredibly popular with long drive-thru lines. Considering that the Five-Points intersection is a “feeder” of commuters towards that Starbucks (drivers heading to Route 42)… it is likely that that this new Five-Points Starbucks could reduce some of the customer traffic at the Deptford Starbucks
