The Southwood Shopping Center on Rt 45 in West Deptford was sold last year and the new owners have big plans to revitalize the center. They are already bringing in new tenants and more are on the way!
A full façade remodel is planned to start very soon. Permits are filed, a construction team is ready, and just waiting on final “green lights” to start the project.
Recently I had a chance to meet with the new owners of the Southwood center who are a local group of investors based right here in our area.
I also met with Corinne Giletto who is a broker with Vantage Commercial Real Estate Services. Corrine worked to bring the Southwood sale together, and is now taking the lead in finding new tenants for the center.

Multiple New Tenants Signed for Southwood Shopping Center and More Coming!
Fruggie Juice & Bowls opened over the summer at the Rt 45 center. Southwood is their second location (the first is in Washington Twp), and Fruggie’s has a third location opening soon in Berlin. They offer delicious and healthy smoothies, protein shakes, juices and bowls (Like them on Facebook)
Whit or Whitout is a new cheesesteak restaurant already under development in the center and opening soon. Family owned they will have a small menu so they focus on being awesome. 100% ribeye for steaks, a secret breading for wings and yes… they will have real Kraft whiz! (Like on Facebook for updates on their opening!)
Gemelle Salon is setting up shop in Southwood, relocating from Deptford (Facebook)
Ivy Rehab recently signed a lease to come to Southwood! They are approaching almost 500 locations in the country, and choose West Deptford as their latest location.
A CertaPro painters office also opened a location in the Southwood center.
Corinne tells me they are also working on another food/restaurant option for the center and they hope to announce that soon.
Riverside Urgent care which is located in a stand-alone building in the center is seemingly happy with the location and upgrade plans for the center, as they recently signed an lease extension.
Other key tenants include Sherwin Williams, Family Dollar, Old Towne Music, Orange Cleaners, Abbey Carpet and Bank of America.
A strong foundation to build from but plenty of room to upgrade and add more tenants.
Southwood New Owners Starting Full Façade Remodel
A year ago in 2021 the Southwood Shopping Center was sold to a local group of investors for $3.3 million.
Previously the center was owned by the same family for over 60 years!
Southwood opened around 1959 with a Grants discount store, Penn Fruit Supermarket and a Penn-Jersey auto store as lead tenants!
And who remembers when the urgent care building in the parking lot was a video store! (Hollywood?!)
As is the case in retail stores, over the years the tenant base has changed and the retail store market has softened…but right now Southwood is primed for growth with new tenant activity and the façade remodel.
I mentioned the center was developed in the 1950s and let’s be honest, as it stands right now it doesn’t seem it was updated since then.
But the new façade is going to completely modernize the look of the center!
A brighter design with different textures to the exterior surfaces.
Hip style roofs to be added. Brighter overall paint scheme.
Stone accented columns… and of course all new signage!
As mentioned they expect to start the construction soon (weeks) with a completion in 2023.

And absolutely when Whit or Whitout opens up I’ll be there to try them out and report back!
