Approved in January of 2023, a proposed new Popeyes Chicken restaurant for the White Horse Pike in Lindenwold is currently out for construction bid. A solid sign that the project is moving forward.
42Freeway first wrote about plans for this restaurant back in January 2023, ahead of its scheduled meeting at the Lindenwold Joint Land Use Board.
The new fast food restaurant is to be located at a large cleared lot on the White Horse Pike at the corner of Oak Street. As an additional point of reference, to the side of the now empty lot (across Oak Street) Is Pike Liquors. McDonald’s and Wawa are also close by.
Previously the lot for Popeyes housed a dry cleaner (originally developed as a bank), and that building has already been demolished.
I have to believe everyone is familiar with Popeye’s Chicken but for full clarity they are a fast food chicken restaurant primarily focused on chicken pieces (similar to KFC). That being said in 2019 they rattled the fast food industry with the launch of a new chicken sandwich that had customers waiting in long lines to order!
Popeyes Chicken Lindenwold
The Lindenwold Joint Land Use Board meeting minutes from last year describe the building as a 3,030 square foot construction with 36 seats inside, no outside seating and of course a drive-thru.
Construction documents that I’ve seen list this unit as “Popeyes Prototype 2136”… which describes the restaurant building model. Combined with the square footage and number of seats it appears that this is one of the larger model Popeye restaurants that they are currently developing.
While I do not have exact imagery for the Lindenwold location, the Popeyes Real Estate website shows the “Prototype 2136” which is shown above. The prototype features floor to ceiling windows in the dining area, which appears to be unique to other recent developments, although this matches up to the plans I saw for Lindenwold.. but no guarantees at this time!
With this newer design the exterior coloring has been lightened. I believe most existing area Popeyes restaurants such as in Lawnside and Washington Township are more of a dark beige (terra cotta?) exterior with red accents.
For the Lindenwold approval there were a few variances requested but mostly related to signage. Overall it’s a large property for the development, so it seems like most traditional aspects of a fast food approval such as number of parking spaces and buffers… were accounted for.
The fact that this is out for construction bids (due back early October) is actually a significant milestone in that it liekly means all of the approvals necessary for this development have been completed.
The White Horse Pike is a US Highway which basically crosses the entire country. In the State of New Jersey it is maintained by the New Jersey Department of Transportation… which means the project’s access onto the White Horse Pike required the additional approval of the NJDOT (which can add additional delays to a project start date).
So again… seeing this project going out to construction bid likely means it’s been fully approved and there are no external aspects that would halt construction.
I’ve written recently about two other proposed Popeyes restaurant locations in our area; Runnemede and Winslow (Cross Keys Road). Up to now we’ve seen no activity on those other projects and I do not have an update on them… so it’s nice to see actual movement getting ready to take place in Lindenwold.
