Demo’ Starts at Little Pond Golf Chews Landing for Mixed-Use Project

Construction vehicles are making quick work of the parking lot area of the former Little Pond Golf Center on Chews Landing Road ahead of development of a mixed-use residential and commercial project for the property.

Approved last year, the mixed-use project “Village of Little Pond” will feature a new 20,000sf commercial retail building with parking at the front of the property along Chews Landing Road, and 81 townhomes to be developed in the larger rear portion of the property (where the golf driving range field is located).

The subject property was previously the Little Pond Golf Center which featured a large driving range with open field range area, covered golf tee booths, a large miniature golf course, batting cages and a large Cape Cod style building to support staff and customers. The building even included a snack bar!

Directly next to this front building (on the right) is a multi-tenant retail store building that is home to Villa Rosa Pizza, Glen Oaks Liquors and other new retail… and is unaffected by this new Village of Little Pond project. The townhomes will wrap around behind this building.

For the demolition work, just ahead of Christmas large pieces of construction equipment started arriving at the former golf driving range site.

In my visit this morning there were five large pieces of equipment quickly removing the asphalt parking lot and concrete curbing.  The materials are being sorted and stacked, likely to support recycling of the materials.

While I don’t have a breakdown of the project’s game plan and timelines I would imagine after the parking lot is cleared out the crews will start working on the main golf center building, driving range structures, batting cage, and miniature golf course.

While I could not pinpoint a date that the golf center closed, it’s most recent Yelp review is dated October 2022… just over two years ago.

I stopped at the project site a few days ago and walked the property… overall it felt like the property and upgrades were in decent shape but would’ve required some love to bring it back to life as a Golf driving range center. But with a large expanse of undeveloped in the midst of a popular populated area of Chews Landing Gloucester Township, it likely attracted developers who saw more value in converting the space into townhomes and retail.

I last wrote about the project in February of 2023 when it was headed to the Gloucester Township Planning Board looking for approval.

That being said the project has been under consideration for several years before that and originally it was going to be a much more denser development with over 200 rental units.  It was stated on the developer’s website that they were working with the Township to create a more palatable development plan…  which is the 81 townhome units and retail that were approved.

The site plan shows a new center roadway into the rear of the property (running alongside of the existing commercial building), curving back to allow access for the townhomes… which do not appear to have access to Kelly Driver Road in the rear.
