The Beacon Is A New 25-Story Office Tower Planned for Camden City

The Beacon Building is new 25-story office building that is planned for Camden City, which will extend the vision for New Jersey’s fourth largest transit hub… which also includes significant upgrades to the Walter Rand Transportation Center

The location for the upcoming Beacon Building will be across from both the Transportation Center and Camden City Hall, immediately adjacent to the River Line light rail tracks.

When developed, The Beacon office tower will compliment a reconstructed Walter Rand Transportation Center which will become a 21st Century public transportation center. The full project will include a centralized parking structure on Lot N, and a public square which will become the landmark of the city’s downtown.  

At 25-stories, the Beacon will be the largest office structure in South Jersey offering over 500,000 square feet of space with five floors offering 20,000 square foot each, and twenty floors of 18,000 square foot each.

Project “master developer” Gilbane has this to say about the project:

Gilbane looks forward to continuing our work as master developer to advance the goals of this transformative project under our agreement with the Camden County Improvement Authority and in partnership with City and County leadership, Cooper University Health Care, DRPA and New Jersey Transit.     

On Tuesday a press conference with elected officials and other dignitaries was set for 11:00 AM, but unfortunately that presentation had to be postponed.   So technically the official project unveiling did not take place but information made its way into most media outlets yesterday… so I’m offering just a high-level overview of what is planned as part of the multi-faceted effort.

As mentioned, already announced is a redesign of the Walter Rand Transportation center.  Originally developed in 1989, the plan for the transportation center is to expand and update the facility to keep up with the growth taking place throughout Camden County.  A key facet will be to house most of the operations inside the building, including bus boarding.

Once reimagined the Walter Rand Center will better accommodate 24 bus lines that serve the facility, provide proof connectivity with Patco Subway and the RiverLine, as well as provide additional parking, administrative offices and retail opportunities.

A third large project for the downtown Camden area is Cooper University Hospital’s $3 billion expansion which will see an official press conference event in the upcoming weeks.   This Cooper project will feature significant new development but is also expected to utilize both the transportation aspects for employees and patients, as well as utilize space within the Beacon Building.

The Beacon Building specifically targets office space to accommodate a growing Camden City business district with quality office space. The “Eds and Meds” corridor is growing rapidly with the Cooper project a prime example of that growth. Factor in new University, Life Sciences, and Research Sectors… growth and demand for prime office space is expected to increase.

It is my understanding the presentation for the building is being rescheduled for the next few weeks, and it is at that time where additional details and information will be offered including full features, expected tenants, cost of the tower and timeline.
